5 Signs You Need a New Roof
Many homeowners wait until they actually see damage on their roof before thinking about replacing it. But by that time, the damage may have already been done to your ceiling and walls, so it’s better to take preventative measures instead of wait until you have to replace your roof after the fact. Here are five signs that it’s time to start looking into replacing your roof, whether it’s because you’ve noticed damage or just because of the age of your current roof.
1) Shingles Are Wearing Out
When it’s time to replace your roof, take a look at your shingles. Are they curling or bubbling? Are they fading or discolored? These can be signs that you need to install new shingles, but only an expert can make an accurate determination. In general, asphalt shingles should last about 15 years, slate shingles last 25–50 years, and clay/ceramic tiles last 50–100 years.
2) Moisture Is Getting Inside
One of the first warning signs that you need to replace your roof is moisture inside your home. This happens when water penetrates your roof, so if you have any wet patches on ceilings or walls, it’s time to consider getting a new roof.
3) Leaks Have Developed
It may seem silly, but small leaks can cost you hundreds or even thousands of dollars. In fact, if you don’t get your roof inspected every year, it could be leaking and causing damage to your ceilings and walls without you even knowing it. The best way to catch a leak is early on—so schedule an inspection. If you find that your shingles are worn or torn, you might need to get a new roof sooner than expected. Even if it doesn’t look like they need replaced yet, when in doubt go with caution and replace them before they start leaking. This will help protect your ceilings and walls from mold and water damage down the road.
4) Condensation Is Occurring
If you see moisture forming on your ceilings or walls, it’s likely due to poor ventilation in your attic. Most houses have several vents that allow hot air from inside to rise and escape from your attic. If these vents become clogged over time, they will not be able to perform their job, which is to ventilate your attic properly. This can result in excessive humidity in your house and may lead to mold growth.
5) Flashing Has Failed
Flashing is what seals your roof to your house. If you’ve got failed flashing, it will leak, which can lead to more serious damage down the road. If you have noticed that water is coming into your home around or below where it meets your home, that’s an obvious sign of potential problem areas. The presence of dry rot in any area of your roof can be another sign that it’s time for replacement—as well as wood rot in older homes.
