What’s Included in Every Maintenance Visit

Each of your two annual visits is a full tune-up, cleaning, and inspection — here’s the checklist a NATE-certified technician completes on your system.

  • Shut equipment down and clean the evaporator coil in place
  • Shut equipment down and clean the condenser coil
  • Remove all leaves and debris from inside the condenser unit
  • Clean the inside and outside of the air handler cabinet
  • Clean the outside of the condenser cabinet and pad
  • Clean and treat the evaporator drain pan
  • Clear and test the drain line
  • Change the filter if provided and necessary, and date the filter
  • Spray Rust-Oleum black paint on rusting components (coils, accumulators, dryers, etc.)
  • Inspect the system in Cool or Heat mode, depending on the season

We record every reading — amp draws, pressures, temperatures, and measurements — on a carbon-copy evaluation form, check them against the equipment specifications, and leave you a copy each visit with the findings and any recommended actions. Our goal: keep your equipment running up to 20 years.

    We offer three annual plans, priced per system: Essential is $99 a year, Advantage is $219 a year (our most popular), and Elite is $379 a year. Every plan includes two thorough Tune-Ups and cleaning a year and locks your price in for renewal.

  • What’s the difference between Essential, Advantage, and Elite?

    All three include the same two-visit tune-up, cleaning, and full inspection, plus an airflow performance test, a refrigerant leak inspection, no after-hours fee, and 24/7 priority service. Essential adds 5% off any repair, 20% off the homeowner diagnostic fee, and a $250 new-system credit. Advantage adds 10% off any repair, 40% off the homeowner diagnostic fee, and a $500 credit. Elite adds 15% off any repair, 60% off the homeowner diagnostic fee, a yearly case of 12 filters, and a bottle of drain-line cleaning solution, with a $750 credit.

  • What’s included in every maintenance visit?

    On each of the two visits we clean the evaporator and condenser coils, the air handler and condenser cabinets, and the drain pan; clear and test the drain line; change and date the filter when provided; rust-proof corroding components; and run a full operating inspection in heat or cool mode. Every reading is recorded on a carbon-copy report you keep.

  • How often will you service my system?

    Twice a year — once in spring before cooling season and once in fall before heating season — so small issues are caught and corrected before they become breakdowns.
