Buying a New Home? Use this HVAC Checklist to Ensure Your System is Working Properly
No matter how many times you may move, it’s always an exciting yet nerve-racking experience. Will the move go smoothly? Will your new home divulge any previously unforeseen secrets? Will the handful of tiny jobs you’ve spotted turn into a handful of massive ones?
It’s all something of an undiscovered country, but you can put any issues to rest regarding your heating, ventilation and air conditioning system by following this easy to understand list of new homeowner tips to ensure your HVAC system is working properly.
Step One – Check Your HVAC System
- Check that all aspects of your HVAC system are functioning properly
- Make sure you know the type of filter you need
- Make sure you know where your gas and water shut off points are located
- Make sure you know where your circuit breaker is located
Step Two – Test the Thermostat
- Make sure that your thermostat is working properly, and that you know how to use it.
Step Three – Ask for a Thorough Cleaning, or Arrange One Before You Move in
- If your home is spotless before you move in, you are less likely to have issues in the near future with vents being blocked, or dust getting into your HVAC system elsewhere.
Step Four – Check for Undesirables!
- Check for asbestos in your insulation. Asbestos is harmful to humans when inhaled, so any asbestos based insulation will need to be replaced before you move in.
- Check for mold and mildew, especially in damp places. Mold and mildew will diminish the pleasant atmosphere within your home.
- Check for bugs and other pests. If you have an infestation of, for example, termites, then you will need your home fumigated. Seal any holes you find which may serve as handy entrance points for such pests.
Step Five – Check How Your Yard is Graded
- The external ground adjacent to your home should slope away from your foundation, not towards it. If your grading isn’t as it should be, then water will find its way into your basement and foundation, which can create lost lasting and expensive issues.
Step Six – Enjoy Your New Home!
While a few of these steps may not seem directly connected to your HVAC system, they will all have an effect on your system’s efficiency. It’s always easier to prevent problems than to have to deal with them when they occur!
